Scope of Work (SOW) – Commercial Interior Remodel

• Mobilization, jobsite setup, and coordination of all trades
• Protection of existing finishes, fixtures, and adjacent occupied areas

Demolition & Prep

• Selective demolition of existing wall finishes, signage, and trim as required
• Removal of existing flooring in designated areas (if applicable)
• Removal and disposal of debris in accordance with local regulations

Framing & Carpentry

• Modify or construct non-load-bearing interior walls as required
• Frame doorway opening and ensure proper clearances for commercial use
• Install new wall backing where required for signage, fixtures, or displays

Drywall & Finishes

• Install new drywall (gypsum board) on modified or newly framed walls
• Tape, mud, sand, and finish drywall to a smooth paint-ready surface
• Repair and blend existing walls to match new finishes

Painting

• Prime and paint all modified and affected wall surfaces
• Apply specified commercial-grade paint (color to be selected by owner)
• Ensure clean lines and consistent finish throughout

Flooring

• Install new commercial-grade flooring in designated areas (LVP, tile, or laminate as specified)
• Provide proper transitions between existing and new flooring
• Ensure flooring installation complies with commercial standards

Ceiling Systems

• Modify existing drop ceiling tiles and grid as required
• Replace damaged or removed ceiling tiles
• Coordinate ceiling layout with lighting and HVAC components

Electrical

• Relocate or install light fixtures as required
• Adjust switches, outlets, and low-voltage wiring as needed
• Ensure all electrical work complies with local code

Mechanical / HVAC

• Coordinate HVAC diffuser, return, and vent relocation if required
• Ensure proper airflow and system functionality after modifications

Doors & Trim

• Install or modify door opening, casing, and trim
• Ensure door operation meets commercial egress and ADA requirements (if applicable)

Signage & Wall Graphics

• Prep walls for applied signage or vinyl graphics
• Install owner-provided signage or wall branding (if included)

Final Details & Closeout

• Perform final punch list and touch-ups
• Remove construction debris and clean affected areas
• Final walkthrough with owner
• Deliver space in broom-clean, move-in-ready condition
