1. Project Overview

This Scope of Work (SOW) outlines the labor, materials, and processes required for the removal and replacement of the existing flat roofing system on a commercial building. The goal is to restore roof integrity and enhance insulation and waterproofing performance.

2. Scope of Work Details

a. Site Preparation

  • Mobilize crew and equipment.
  • Set up safety perimeter using red flags, cones, and barricades.
  • Protect surrounding structures, vehicles, and landscape.

b. Demolition & Removal

  • Remove existing roofing materials down to the structural deck.
  • Clear and dispose of old insulation, membranes, and debris in designated dumpsters.

c. Inspection

  • Inspect roof decking for damage and structural soundness.
  • Replace or reinforce any deteriorated wood or decking as needed (T&M basis unless specified).

d. Installation of Roofing System

  • Install vapor barrier over roof deck.
  • Lay down new rigid insulation boards (polyiso or similar).
  • Apply cover board for added durability and fire resistance.
  • Install new single-ply membrane (TPO, EPDM, or PVC as per specs) using adhesive or heat-welding process.
  • Seal all seams, penetrations, and flashing areas.

e. Flashing & Penetration Work

  • Install new flashing around roof penetrations, curbs, and wall junctions.
  • Ensure watertight seals around HVAC units and vents.

f. Final Inspection & Cleanup

  • Perform quality assurance walk-through to confirm proper installation.
  • Remove all debris, tools, and equipment from site.
  • Provide client with warranty and close-out documentation.

3. Exclusions

  • Structural repairs not visible at time of proposal.
  • HVAC disconnection/reconnection.
  • Interior work or ceiling repairs due to previous leaks unless otherwise noted.
